Make sure you send A LETTER, brief but to the point as to what you expect done. 30 days is still quite awhile so I would say 2 weeks on the outside. Consider a nice USED but decent oven on Craigslist or something like that. Most landlords would rather keep a REASONABLE tenant, even if they are 'forced' into making a decison. If possible keep the court stuff out of it. This is not a big deal that a few hundred on the outside cannot solve. If you will BOTH just try to see the problem from each other's perspective before going to war, you may be able to work it out. He may be broke, so take $50 a month for 6 months (or something) to find a solution that you both can live with for the long run.
